How CFR verifies identity, applies property-specific screening requirements, and sets clear expectations for guests.

Safety is Our Standard

At Carolina Furnished Rentals (CFR), screening is an important part of a safe stay. Because our properties are located in residential neighborhoods—not tourist districts—we have a responsibility to our neighbors and guests to maintain a peaceful environment.

Our founders, Amanda (Licensed Broker) and Alex (Hospitality Specialist), apply a consistent residential screening process. This helps ensure that when a travel nurse finishes a night shift or a displaced family moves in after a crisis, the environment is secure and predictable.

The Verification Process

Why does CFR require ID verification for every guest?

To prevent fraud and ensure safety, we require a copy of a driver’s license or other government-issued photo ID.

  1. Identity Verification: We confirm the name and identifying information on the submitted ID.
  2. Risk Assessment: We review available booking information for flagged profiles and previous rental damage. Background screening is completed only when the selected homeowner requires it.

The Quiet Enjoyment Policy

Does Carolina Furnished Rentals allow parties or disruptive events?

No. We have a zero-tolerance policy for parties or disruptive events. We serve professionals working at RTP, Duke, and WakeMed, as well as families dealing with insurance claims.

Any violation of our noise or occupancy rules results in immediate eviction without refund.

How do you monitor noise without invading privacy?

We use privacy-safe noise monitoring technology (such as Minut).

  • What it does: It measures decibel levels to detect sustained loud noise that may indicate a party or unauthorized gathering.
  • What it does not do: It does not record conversations or other sounds.

Occupancy & Guests

Can I invite guests over during my stay?

Yes, but with strict limits.

  • Visitors: You are welcome to have a reasonable number of daytime visitors (e.g., a colleague for a meeting or family for dinner).
  • Overnight Guests: Only the individuals listed on the reservation and cleared through our screening process are permitted to stay overnight. This is a strict insurance requirement for both ALE (Insurance) placements and our liability coverage.

Why are your screening rules stricter than a standard Airbnb?

Because we are not just a vacation rental; we are a housing provider.

  • Longer Stays: Our guests often stay for weeks or months (Flex-Week/Extended Stay), so disruptive behavior can affect neighbors for much longer than a single night.
  • Guests who need quiet: We host families recovering from house fires and nurses sleeping during the day. Our screening process helps protect their stay from disruptive behavior.

Local Community Standards

What Neighborhoods are Your Homes in?

We operate in established, residential communities in Raleigh, Durham, Cary, Apex, and Holly Springs.

These are neighborhoods with HOAs (Homeowners Associations) and long-term residents. We avoid nightlife districts that are not suited to longer residential stays.

Our screening sets the expectation that every CFR guest respects local quiet hours and parking rules.
