All homes in our portfolio must be updated to meet modern standards. If a property is not currently renovated, the owner must be willing and financially able to make necessary updates. We offer access to our trusted renovation team, and for owners who have signed a marketing agreement with us, we coordinate contractor work . This ensures the property aligns with our brand quality while keeping the process simple and efficient for you.
If the home is not already furnished, we will handle furnishing it to meet our established design and quality standards. The typical cost to the owner for a fully furnished home is approximately $7 per sq foot, which includes all major furniture, kitchen essentials and linens. To maintain consistency and efficiency, owners may not supply or purchase furnishings independently. We use vetted vendors, wholesale sources, and streamlined processes to ensure the property is guest-ready quickly and aligned with the Carolina Furnished Rentals brand. CFR charges 20% of the furniture package, which includes setup and deep cleaning.
How we prepare the property for the market
We follow a detailed internal launch protocol to ensure your home is “Arb-Ready” (Arbitrage Ready) before the first guest arrives:
We conduct an initial site visit to assess income potential based on location hubs (e.g., proximity to Duke Hospital or RTP).
We create a room-by-room inventory list. To maintain "Hotel-Level Standards," we coordinate all furnishing using commercial-grade vendors.
We use High-Dynamic-Range (HDR) photography to accurately showcase each home and highlight natural light, layout, and livability. These images are optimized for our marketing channels and booking platforms to ensure your property is presented clearly, consistently, and competitively from day one.
Before launch, owners complete a detailed onboarding questionnaire so we can align pricing, furnishings, guest criteria, and property rules from day one.
We also collect a $1,200 setup fee to cover professional photography, listing creation, and distribution across multiple booking platforms ($500 due at signing, $700 due at first booking).
How we protect the property condition
Unlike long-term tenants who may neglect issues for months, our team touches your property constantly. Our Property Care Process includes:

A deep clean and inspection is performed strictly after every checkout to reset the home to baseline.

CFR does not perform routine maintenance or winterization. Owners handle ongoing upkeep like landscaping, annual power washing, and property updates, and we’re happy to refer trusted vendors or coordinate service when requested.

For extended stays, we conduct mid-stay cleanings and inspections to ensure the asset remains pristine.
In order to ensure reliable payments and respectfull occupancy, we market properties specifically to our 4 key avatars, whom we qualify using a multi-step qualification & screening process, as follows:
Structure of stays – Most stays are set up as 30+ day furnished rental agreements (month-to-month when applicable), designed for relocating families, insurance placements, and corporate professionals. Terms and house rules are confirmed in writing before move-in.
Homeowner payment – In most cases, rent is paid directly to the homeowner based on the agreement and booking channel. Owners also pay property expenses directly (utilities, landscaping, maintenance, etc.).
Homeowner updates – You’ll receive clear booking confirmations, guest stay details, and proactive communication anytime something needs owner approval (pricing exceptions, pet requests, maintenance coordination, or special circumstances).

We prepare your property by evaluating market demand, optimizing the layout and furnishings for mid-term guests, and positioning it to perform competitively from day one. Then we professionally list and market the home across multiple platforms and direct channels to attract high-quality, longer-stay guests.
No. To ensure operational efficiency and consistent guest experiences, CFR manages the entire setup. We use standardized furnishings that are durable, stylish, and easily replaceable.
If there’s a true emergency (like an active leak or HVAC outage), we contact the appropriate vendor right away to protect the home and minimize disruption for the guest. The vendor bills the owner directly, and we can coordinate access and communication as needed.
