Does furnished housing really earn more?

Yes. Typically 20–40% more.

Because we include utilities, furniture, and flexibility, CFR units command significantly higher nightly rates than unfurnished apartments.

Even with higher turnover costs (cleaning/utilities), the Net Operating Income (NOI) is almost always superior for well-located properties in the Triangle.

  • Executive & Professional Housing: Well-located homes near Downtown Raleigh, North Hills, Durham, or Cary that support longer stays and work-from-home needs.

  • Insurance & Displacement Housing: 3–4+ bedroom homes with functional layouts and yards, ideal for families needing temporary housing during repairs or transitions.

Each property is evaluated against these demand profiles to ensure it’s a strong fit before launch.

Do I have to furnish it myself?

No.

CFR manages the entire furnishing process from start to finish using our trusted wholesale partners and preferred vendors. In most cases, we can fully furnish a 3-bedroom home for under $20,000, without sacrificing quality or durability.

We use standardized mattresses, linens, pillows, and core furnishings across our portfolio to ensure a consistent guest experience and to keep cleaning, restocking, and replacement systems running smoothly. This approach eliminates trial-and-error, protects your investment, and allows your property to launch efficiently and perform reliably from day one.
