Zillow estimates (Zestimates) are for selling homes, not renting them. And they certainly do not account for a furnished home’s utilities, setup costs, operating model, or the specific guest demand CFR may be able to serve.
At Carolina Furnished Rentals (CFR), we don’t use a generic algorithm. Our founders—Amanda, an active North Carolina broker, and Alex—review the property details, CFR’s current inquiry patterns, and operating assumptions to prepare a documented estimate. It is an evaluation, not an appraisal, income guarantee, or tax opinion.
Why Get a Rental Analysis?
What will the analysis tell you?
This analysis shows whether your home is a strong fit for our relocation-focused housing model and the type of guests we serve. We evaluate location, layout, neighborhood dynamics, and demand to determine if the property supports longer-stay, decision-driven relocators — and which assumptions need validation before a launch decision.

Short-Term vs. Mid-Term Renting
Does furnished housing really earn more?
It can, but there is no blanket premium or guaranteed return.
Furnished rent may be higher than unfurnished rent because it can include furniture, utilities, and flexibility. It can also carry higher costs for furnishing, utilities, cleaning, vacancy, and management.
CFR reviews the specific home, location, operating assumptions, and likely guest fit before discussing an estimate. Owners should independently review financial and tax assumptions with their advisers.
What properties perform best?
We look for homes that align with relocation, insurance, and corporate housing demand, not short-term or travel nurse stays. Properties that perform best typically include:
- Relocation-Ready Homes: 2–4 bedroom single-family homes in residential neighborhoods near RTP, major employers, and highways.
- Executive & Professional Housing: Well-located homes near Downtown Raleigh, North Hills, Durham, or Cary that support longer stays and work-from-home needs.
- Insurance & Displacement Housing: 3–4+ bedroom homes with functional layouts and yards, ideal for families needing temporary housing during repairs or transitions.
Each property is evaluated against these demand profiles to ensure it’s a strong fit before launch.
Do I have to furnish it myself?
No.
CFR can coordinate a furnishing plan using preferred vendors. Scope and cost depend on the home's size, existing inventory, design needs, and current vendor pricing, so the written proposal controls.
Standardized core items can simplify cleaning, restocking, and replacement. Nothing is purchased until the owner reviews the property-specific scope and budget.
