Step-by-Step Booking Guide

How do I book a furnished rental with CFR?

You can secure a property in four steps:

  1. Submit an Inquiry or Instant Book: Select your dates (7-day minimum) and property.
  2. ID Verification: You must upload a government-issued ID to verify your identity.
  3. Digital Lease Signing: You will receive a North Carolina vacation rental agreement or temporary lease to sign electronically.
  4. Payment & Confirmation: Once the deposit and first payment are processed, your reservation is confirmed, and check-in details are generated.

Why do I have to sign a lease for a short-term stay?

We require a signed agreement to protect both you and the property owner. Unlike a hotel, you are residing in a fully equipped private home.

  • For Flex-Week Stays (7–29 days): You sign a Vacation Rental Agreement.
  • For Extended Stays (30+ days): You sign a Short-Term Lease Agreement.

    This ensures you have legal proof of residence, which is often required for school enrollment (Relocators) or reimbursement verification (Travel Nurses/Insurance).

Does Carolina Furnished Rentals run background checks?

Yes. To maintain our standard as a safe, quiet option for professionals and families, we utilize third-party screening software (such as Autohost or Superhog) to verify guest identity and assess risk.

We are strictly not a party house; this screening protects our neighbors and ensures you are moving into a secure environment in safe communities like Cary, Apex, or North Hills.

What is the minimum age to rent?

The primary renter must be at least 25 years old.

This policy helps us maintain a mature atmosphere suitable for working professionals and families in transition.

What is the difference between booking a Flex-Week vs. an Extended Stay?

The main differences are the commitment length and taxes.

  • Flex-Week (7–89 days): Offers maximum flexibility for indefinite timelines (common for home repairs). Stays under 90 days are subject to North Carolina occupancy tax.
  • Extended Stay (90+ days): If you sign a lease for 90 consecutive days or more, the stay is tax-exempt under NC law.

Do you accept insurance direct billing for ALE claims?

Yes. For Displaced Families utilizing “Loss of Use” coverage:

  1. We can coordinate with your insurance adjuster for direct billing on long-term placements (subject to policy verification).
  2. Alternatively, we provide detailed, itemized folios that meet the strict requirements for ALE reimbursement if you pay upfront.
    Note: We recommend booking your first “Flex-Week” immediately to secure the housing while adjuster approval is finalized.

Can I hold a property without paying?

No. Dates are not blocked on our calendar until the reservation is confirmed and the deposit is paid. In the competitive Raleigh/Durham market, we operate on a first-come, first-served basis.
