Safety is Our Standard

At Carolina Furnished Rentals (CFR), we view screening as the foundation of hospitality. Because our properties are located in residential neighborhoods—not tourist districts—we have a responsibility to our neighbors and our guests to maintain a safe, peaceful environment.

Our founders, Amanda (Licensed Broker) and Alex (Hospitality Specialist), have implemented a Hotel-Level security protocol applied to residential housing. This ensures that when a Travel Nurse finishes a night shift or a Displaced Family moves in after a crisis, the environment is secure and predictable.

The Verification Process

Why does CFR require ID verification for every guest?

To prevent fraud and ensure safety. Unlike some automated booking platforms where anonymity is possible, we require a clear chain of custody for the property.

  1. Biometric Matching: We use third-party software to match a live selfie with a government-issued photo ID.
  2. Risk Assessment: We screen for flagged profiles, previous rental damages, and criminal history that poses a threat to property safety.

Do you perform background checks?

Yes. We utilize intelligent guest screening (such as Autohost or Superhog) to analyze every reservation. This system checks global watchlists and sex offender registries.

This level of scrutiny is standard for Corporate Housing and ensures that our properties remain safe havens for families and professionals.

Is Carolina Furnished Rentals a "Party House" provider?

No. We have a Zero Tolerance policy for parties or disruptive events. Our business model is built for “Living,” not “Partying.” We serve professionals working at RTP, Duke, and WakeMed, as well as families dealing with insurance claims.

Any violation of our noise or occupancy rules results in immediate eviction without refund.

How do you monitor noise without invading privacy?

We use privacy-safe noise monitoring technology (such as Minut).

  • What it does: It measures decibel levels (volume) to detect sustained loud noise that indicates a party or unauthorized gathering.
  • What it does NOT do: It does not record conversations or sound. Your privacy inside the home is absolute, but our ability to protect the neighborhood from noise disturbances is proactive.

The "Quiet Enjoyment" Policy

Occupancy & Guests

Can I invite guests over during my stay?

Yes, but with strict limits.

  • Visitors: You are welcome to have a reasonable number of daytime visitors (e.g., a colleague for a meeting or family for dinner).
  • Overnight Guests: Only the individuals listed on the reservation and cleared through our screening process are permitted to stay overnight. This is a strict insurance requirement for both ALE (Insurance) placements and our liability coverage.

Why are your screening rules stricter than a standard Airbnb?

Because we are not just a vacation rental; we are a housing provider.

  • Longer Stays: Our guests often stay for weeks or months (Flex-Week/Extended Stay). A bad neighbor for one night is annoying; a bad neighbor for three months is a disaster.
  • Vulnerable Guests: We host families recovering from house fires and nurses sleeping during the day. Our screening acts as a firewall to ensure their “Soft Landing” is not disrupted by rowdy behavior.

Local Community Standards

What Neighborhoods are Your Homes in?

We operate in established, residential communities in Raleigh, Durham, Cary, Apex, and Holly Springs.

These are neighborhoods with HOAs (Homeowners Associations) and long-term residents. We explicitly avoid “party districts.”

Our screening ensures that every CFR guest is a “Good Neighbor” who respects local quiet hours and parking rules.
